Petaluma East vs. Petaluma West: Which Side Should You Buy On?

There is no single correct side, but the two halves of Petaluma, divided by Highway 101, are different enough that the choice genuinely matters. The west side is the historic heart of the city: downtown, the Petaluma River, and streets of preserved Victorian homes where you can park once and walk to coffee and dinner. The east side is where the commute, the retail, and the newer family subdivisions sit: quicker freeway access, more space per dollar, and big-box convenience. Which one is right for you comes down to how you want to spend an average day.

The highway is the dividing line

Highway 101 runs straight through town, and it is the line people draw when they compare Petaluma neighborhoods. West of it, in the 94952 ZIP code, is the older city: downtown, the riverfront, and the blocks that grew up around them. East of it, in 94954, is where most of the city's postwar growth happened: mid-century ranch homes, 1960s track neighborhoods, and newer master-planned subdivisions built around the car. Same town, two different rhythms.

West side: character, walkability, and a price premium

If you want to walk to dinner, a show, or the farmers market, the west side wins easily. Downtown Petaluma sits on the river, and the blocks around it hold some of Northern California's best-preserved Victorian, Edwardian, and Craftsman homes, plus riverfront lofts and condos for buyers who prefer low maintenance. The tradeoffs are price and water. One recent broker analysis of Petaluma sales put west-side medians roughly 23 percent higher than the east side's, and because the river runs through downtown, flood awareness matters here: the city has experienced five major floods since 1982, and risk rating group First Street calls Petaluma moderate overall, with about 16 percent of properties at risk over a 30-year horizon. Check the city's updated flood-hazard maps before you fall for a lowland or creekside block.

East side: commute, newer homes, and room to grow

The east side is built for daily life, especially if you work outside Petaluma. Freeway ramps, park-and-ride lots, and the North SMART station sit closer at hand, which is why east Petaluma is the favorite of commuters heading south into Marin or the city. Schools follow the split: much of the east side feeds the Old Adobe Union elementary district, and while Petaluma High serves the west and Casa Grande serves the east, Casa Grande earned a California Distinguished School designation in 2026. Homes run from mid-century ranches to newer family builds, and the convenience shopping, the Target and grocery-anchored centers, is mostly on this side of the highway too.

How to choose

  • Pick the west side if you want to walk to downtown, love old-home character, and can pay a premium for it.
  • Pick the east side if a faster commute, newer layouts, and more square footage per dollar matter more.
  • See both on the same day: a morning west of the highway, an afternoon east of it, and you will feel the difference within an hour.
  • Ask about flood risk on any river- or creek-adjacent property, and pull the city's updated flood-hazard map before you make an offer.

Neither side is the right side for everyone. The real question is which one matches your day-to-day: the walkable historic core or the car-friendly east. I have lived in Petaluma for more than 16 years and I work both sides of the highway every week, so I can show you the blocks that fit your list and the ones worth passing on.

“In Petaluma, the right neighborhood is about the life you actually live, not the one you imagine. Find the side that fits, and you will love where you live.”
