Cotati sits at the junction of US-101 and CA-116, about 10 minutes from the SMART rail station in Rohnert Park, 30 minutes to the Golden Gate Bridge commute direction, and a short drive to the Petaluma riverfront. The Santa Rosa and Marin work sheds are both practical from here.
Cotati is one of the smaller towns in Sonoma County, so homes for sale are limited and tend to move fast. Many buyers overlook it on the way to bigger neighbors, which is exactly why well-priced Cotati homes get scooped up by people who know.
